Sunroom Addition – With Love from the West Coast

This EGS Remodeling project is located in Manheim Township, PA. It features a sunroom addition with a monochromatic design and includes hardwood floors, skylights, collapsible pocket doors and an adjoining outdoor deck.

Background
When this homeowner contacted us with their sunroom addition project, they had one request – design the addition with their son, who was paying for the sunroom as a gift to his parents. The son lived in California, which added a unique twist to the project. But through the magic of technology, the sunroom addition came together flawlessly – despite the long-distance relationship between client and contractor.

Remodel Plan
Having recently built his own home on the west coast, the son had worked with an architect and builder and recognized the value of working with a design-build firm like EGS for his parents’ project. He had peace of mind knowing our design would be built by us, and within the allotted budget.

The project began with the removal of an old outside deck. Once the sunroom design started coming together, the son wanted a better idea of how the room would look when completed. With the help of 3D drawings that were emailed to him, he could see what the sunroom space looked like before construction began. We also shared product photos from Houzz.com to help finalize material selection.

The sunroom features a monochromatic design – with a simple, white tone bringing out the lines in the planking and helping the furniture and accessory colors pop. Walls of low-E windows were installed throughout the room and the space was tied into the home’s existing HVAC system, which was rebalanced to ensure temps are the same throughout the entire house.

The room also features skylights and pre-finished (engineered) hardwood flooring, which was also installed in the adjoining reading room. For a finishing touch, collapsible pocket doors were installed to separate the sunroom from the main house.

Client Feedback
The homeowners and their son were quite pleased with the finished project – from the quality craftsmanship to the quality materials that were used. During a visit home over the holidays, the son was happy to see the room being enjoyed by friends and family. Once the warmer spring weather arrived, the client asked us to design and build a new outdoor cedar board deck in place of their previous one.
