Versatile, Year-Round Indoor & Outdoor Living

This EGS Remodeling project is located in Lititz, PA. It features indoor and outdoor living renovations. The work completed includes a new porch enclosure, fireplace and outdoor patio space.

Background
Facing the demise of a deteriorating wooden deck on the back of her house, this homeowner decided to replace the old outdoor structure with a covered open-air patio. Her initial discussions with another contractor left her frustrated. Faced with an unreceptive and less-than-friendly contractor, she turned her luck around and connected with EGStoltzfus.

Remodel Plan
As we began the design phase of the covered patio project, our client realized a screened-in porch, rather than an open-air design, would be a better fit and keep the pesky Lancaster County bugs away. As discussions and designs evolved, she saw the benefits of being able to close the porch screens during inclement, rainy weather and cold winter months.

To bring the client’s vision to reality, our team decided to design the porch around a customized porch enclosure system that gives homeowners more use out of their outdoor spaces. The lightweight panels can be raised and lowered to let in breezes, or removed and stored for the season.

A masonry wood-burning fireplace was added to provide a heat source so the porch can be used in the winter. Ceiling fans circulate the air to keep the room comfortable.

After the porch completion, our client decided she’d like to expand her outdoor living space. We designed and installed a spacious paver patio which extends from the screened-in porch and down the back of the remaining house.

Client Feedback
Our client was ecstatic with the final product – two beautiful and highly functional living spaces with indoor and outdoor features that can be enjoyed year-round. For holiday celebrations, she expands her entertainment space by opening the doors that lead from the home to the porch – making plenty of room for her guests.
